Under the direct supervision of the Facilities Maintenance Supervisor and guidance of School Operations Leaders of each school, the Maintenance Associate performs detail oriented, skilled maintenance and repair work on KNOS buildings, grounds and equipment. KNOS Facilities Maintenance Associate requires a basic working knowledge of the building trades related to facilities maintenance and repair. This position is associated with the general upkeep and maintenance of KNOS facilities and grounds. The Maintenance Associate position requires a working knowledge of a variety of building trades including HVAC, carpentry and electrical maintenance as they relate to the upgrade, maintenance and repair of KNOS facilities. This position requires an individual who embraces and embodies the mission and values of KIPP New Orleans Schools with a relentless mindset. The Maintenance Associate plays a crucial role in ensuring the safe and optimal functioning of our school facilities, creating a conducive environment for teaching and learning reflecting the high level of excellence at the core of our mission.
The responsibilities and essential functions of the role include:
Facility Maintenance (80%):
• Complete daily full facility walkthroughs to proactively address visible facility maintenance issues before receiving a repair request/ticket
• Perform routine maintenance tasks, including but not limited to HVAC, plumbing, electrical, painting, and general repairs
• Respond promptly to maintenance tickets/requests and address issues efficiently 
• Prioritize facility tickets so that 90% of tickets are responded to within 12 hours, 80% are resolved within 40 hours, and 95% are resolved within 5 days. 
• Conduct regular inspections/weekly walkthroughs of facilities to identify and report maintenance needs
• Complete 100% of NolaPS inspection items by stated deadline
• Complete quarterly internal roof inspections
• Assist in the setup and breakdown of school events, meetings, and activities, ensuring that spaces are well-prepared and clean
• Maintain accurate records of maintenance activities, including work orders, inventory, and equipment inspections
• Assemble furniture as requested/needed
• Purchase materials for repairs with the approval of the Maintenance Supervisor
• Coordinate with the Maintenance Supervisor, School Operations Leader, and other team members to ensure efficient completion of tasks
• Coordinate with external vendors and contractors as needed for specialized repairs and services
• Communicate effectively with school staff to understand and address specific maintenance needs
Custodial and Grounds Support (10%):
• Complete daily facility walkthrough to identify any gaps in custodial service and communicate gaps to supervisor to ensure 80%+ of staff agree that building is safe, clean, and well-maintained
• Assist with custodial duties such as cleaning classrooms, common areas, and restrooms as needed/requested by supervisor.
• Complete daily outdoor sweep to ensure all grounds are well-maintained including fields, sidewalks, and parking lots 
• Perform seasonal tasks to support overall ground maintenance and cleanliness
Equipment and Tool Management (5%):
• Properly use and maintain tools and equipment for maintenance tasks
• Report any faulty equipment and coordinate with the supervisor for repairs or replacements 
• Support servicing school passenger vans quarterly
• Assist in the delivery of supplies from the SSC and/or between campuses
Safety Compliance (5%):
• Secure buildings ahead of forecasted storm and complete pre-storm checklist
• Complete post-storm checklist
• Adhere to safety protocols and guidelines to create a secure environment for all stakeholders 
• Report safety hazards and take corrective actions as needed 
• Complete fire watch logs if needed
