Duties:9.1 Manages, overseas and coordinates all facets of the pre-construction, bid and award,construction and close-out phase of all assigned projects9.2 Reviews pre-construction documents and submits comments to Designer as necessary9.3 Plans, organizes, and prepares reports to upper management with respect to the status and/orprogress of the projects9.4 Coordinates with all pertinent public agencies during pre-construction and construction to complywith all off-site work; coordinates with various District and Project staff9.5 Manages both the project budget and schedule to meet the District’s qualitative standards;monitors project budget on a monthly basis and ensures that the budget accurately reflects theproject status/progress9.6 Manages the daily activities of the contractor, reviews contractors’ construction schedules andsubmittals, and coordinates responses to the contractors’ inquiries through the Requests forClarifications (RFC) and other related documents9.7 Reviews substitution submittals from contractors to ensure specification and/or Districtrequirements are complied with9.8 Receives, reviews, and negotiates Contractor Change Order Proposal(s) to achieve a fair &reasonable price in accordance with the General Conditions; reviews and addresses any and allSchedule impacts in accordance with the project specifications in a timely manner9.9 Reviews the process and monitors payments for the contractor, architects, engineers and anyother pertinent parties9.10 Administers provisions of Professional Service Agreements between Architects and the District9.11 Coordinates District delivery of related fixtures, furniture and equipment9.12 Monitors and manages project close-out with respect to project certification with the Division ofState Architects (DSA) and project financial close out9.13 Perform other related duties assigned
10. Minimum RequirementsRequired Experience:
10.1 Ten (10) years full time paid professional experience in Construction and/or a combination ofProject and Construction Management of Commercial and/or Public/Educational FacilityConstruction. Three (3) years of the ten (10) years should have full responsibility forcoordinating complex projects with construction values of more than $10M.Additional Preferred Experience:10.2 Design Build Experience10.3 Experience utilizing Building Information Modeling (BIM)10.4 Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/orthe Collaborative for High Performing Schools (CHPS)10.5 Experience with Division of the State Architect (DSA) construction/design processes10.6 Safety and OSHA Safety Regulations (OSHA 30 minimum)Required Education: There are 3 ways to meet the education requirement:10.7 Graduation from a recognized college or university with a bachelor’s degree in architecture,engineering, or construction managementOR10.8 Graduation from a recognized college or university with a bachelor’s degree. The candidate mustbe able to complete the Certified Construction Manager (CCM) credential within one (1) year ofemployment in the Facilities Services Division of the Los Angeles Unified School District.OR10.9 Possession of a valid Certified Construction Manager (CCM) credential may be substituted for therequired educationPreferred Licenses and Certificates:10.10 A valid Certificate of Registration as an Architect by the California Architectural Board orProfessional Engineer by the State Board for Professional Engineers and Land Surveyors10.11 A valid Construction Manager (CCM) credential by the Construction Manager CertificationInstitute (CMCI)
